What's included in my stay?
All of our properties are all-inclusive and fully equipped, meaning they will include things like free WIFI and Netflix, a fully stocked coffee/tea station, as well as most of the items you have at home to provide a home from home stay. The beds will be freshly made and towels are also provided.
What are your booking conditions?
For Short-Term Bookings (28 day or less):
50% of the entire reservation balance is due at the time of booking and the remaining 50% is due on day of check-in. We accept all major credit cards.
Unfortunately, we do not offer any holds or small deposits to secure your booking and dates & would kindly recommend to reserve quickly as our spaces book up fast!
At the time of booking, we also ask our guests for a security deposit. This is in case there is any damage to the property or broken house violations during your stay. The money is simply reserved a day or two before you arrive and then released after departure and if there is no damage, there is nothing you need to do.
For Mid-Term Bookings (More than 28 days):
First month rent is due upon signing of the agreement. This will secure your preferred rental period. Last month rent, damage deposit and laundry/cleaning payment will then be due no later than 30 days prior to occupancy. If you are booking within 30 days of occupancy first and last month’s rent, damage deposit and laundry/cleaning fee will be due upon signing of the agreement.
Prior to occupancy, we require an approved credit card, or a satisfactory alternative payment plan, for any subsequent rents due.
Prior to occupancy, occupants must secure insurance to cover your personal items and liability for the term of your agreement. Please check with your insurance broker to see if you already have this coverage. If not, you may obtain this coverage through your own insurance company or we can put you in contact with an insurance broker who can arrange this for you. Costs for this insurance start at roughly $15.00/mo. Proof of insurance must be provided prior to occupancy.
What if I need to cancel my booking?
For our standard cancellation policy, we offer a full 100% refund for any cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. We offer a 50% refund for cancellations made at least 7 days before check-in and no refunds for cancellations made within 7 days of check-in.
Additionally, we currently operate a Covid-Cancellation Policy. If you are unable to travel due to Covid restrictions we will give you the opportunity to book a date in the future free of charge.
Pre check-in requirements and house rules
For the protection of our guests and staff, all guests are required to complete a pre check-in documentation and ID verification.
All guests will be required to sign off on our House Rules. They include, but are not limited to, no smoking, no unapproved guests, no unapproved pets, and no excessive noise. All units are equipped with a NoiseAware device to gauge decibel levels. Please be respectful of your neighbours and keep the noise levels to a respectful volume.
All reservations are subject to a Pre Check-In Security Deposit collection for incidentals and damage protection.
What if I need early check-in or late checkout?
Depending on the location, check-in is at 3:00 or 4:00pm and check-out is at 10:00am or 11:00am. We do offer either early check-in or late check-out, or both when available (no guarantees). We will need to know ahead of time for this request so we can do our best to coordinate in advance with our cleaning crew.
Please note: We will always let our guests check in early if the unit is ready! No need to send last minute early check-in requests.
How will I check in?
Our properties offer a self check-in process via personal entry codes and digital keypad. Further instructions will be included in our communication leading up to your stay!
Booking direct discounts
Our prices are at least 10% cheaper on our direct booking website compared to Airbnb and other booking platforms.
Additional discounts may be available for weekly and monthly stays. Weekly and Monthly discounts are not applied to previously discounted reservations (coupon codes).
Is the WIFI free?
Yes, all the properties come with reliable broadband that is free to use.
Do you have Netflix?
Yes, all properties have a Netflix account for free viewing. We do not offer any other television services at this time.
Are you child friendly?
We welcome children to our properties, however some spaces are not set up for infants or small children and we do not offer special equipment on-site unless otherwise mentioned in the listing description.
Are you pet friendly?
Please enquire for your particular property of interest as we do allow pets at some but not all. Additional fees apply.
Do you allow photoshoots?
Sure do! We love to support local creatives big and small. Feel free to reach out to tell us about your project!
Please note: Without prior approval you will be subject to but not limited to cancellation without a refund, and will be asked to vacate the premises.
